Grogan's Mill, The Woodlands

Grogan’s Mill is the original village of the master planned community, The Woodlands.  Created in 1974, Grogan’s Mill began with a few residents, a conference center, shopping area, 19 model homes, 50 apartments, three office buildings, and several recreation amenities. (www.grogansmill.org)  Currently, Grogan’s Mill is home to over 13,000 residents and more than 5000 homes in 22 neighborhoods.

Grogan’s Mill is located in a highly desirable location, on the eastern side of Lake Woodlands along Grogan’s Mill and Six Pines Road.  Located within a 3-mile radius of the village are all the amenities of The Woodlands that make the area so attractive, including; Lake Woodlands, The Woodlands Mall, Market Street, Hughes Landing, The Waterway, Grogan’s Mill Village Shopping Center, The Cynthia Woods Pavilion, and several of the area’s most popular parks and recreation centers.  In addition, Panther Creek is just minutes from the major freeway, I-45.

The public elementary schools zoned to Grogan’s Mill are Lamar Elementary and Hailey ElementaryWilkerson Intermediate is zoned for fifth and sixth graders, respectively, while Knox Junior High  is for seventh and eighth graders.  High schoolers attend College Park High School.

Amenities in the area include; 12 Parks, one public pool at Sawmill Park. Grogan’s Mill Village surrounds the major attractions of The Woodlands and also holds The Woodlands Resort and Golf Course; which includes three 18-hole golf courses, five bars and restaurants, conference space, a waterpark and a lazy river.  In addition, The Montgomery County Preserve is located at the southern tip of Grogan’s Mill, the Grogan’s Mill Shopping Center hosts the only farmer’s market in The Woodlands, and some of the area’s most popular restaurants like, Amerigo’s, Beck’s Prime and Brother’s Pizza.

The latest market trends for the area showcase a 2.38 months supply of inventory, in effect, the number of months it would take to sell all the available homes on the market if no new properties were listed.  This represents an environment favorable to sellers, increasing competition and higher prices.  The median sales prices for the area is $537,500. This figure represents the middle price point of all homes sold in the market.
